EV Charger Installation in Surrey, BC

Living in a strata or condo in Surrey or the Fraser Valley doesn't mean you can't charge at home. BC law is on your side. We handle the strata paperwork, the electrical design, and the installation so you can charge like a homeowner.

Your Strata Can't Say No (Without Good Reason)

BC's Strata Property Act was amended specifically to support EV charging. Strata corporations cannot unreasonably withhold or delay approval for an owner who wants to install an EV charger in their parking stall.

In practice, strata councils often want to see a proper proposal: electrical design, sub-metering plan, insurance confirmation, and a licensed contractor. We can prepare all of that for you.

We've worked with strata councils and property managers throughout Surrey and the Fraser Valley. We know what information they need and how to present it to get approval quickly.

Sub-metering means only your unit pays for the electricity your charger uses. Your strata's common area utility bill won't increase.

Strata approval support

We prepare the technical proposal your strata council needs to approve your application: electrical drawings, sub-metering plan, and contractor details.

Sub-metered Level 2 charger

We install a dedicated sub-meter on your charger circuit so only your unit is billed for EV charging. Strata finances stay clean.

Multi-unit strata rollouts

If your strata wants to offer EV charging to multiple residents at once, we design and install a scalable system that doesn't overload the building's electrical infrastructure.

Load management for shared buildings

Buildings with limited electrical capacity benefit from smart load management, which divides available capacity across multiple chargers automatically.

Permits and inspection

We pull the required permits and arrange BC Safety Authority inspection. You get a Certificate of Acceptance when the work is approved.

Parking garage and underground installs

Conduit runs through parkades, surface lots, or underground garages. We work within building constraints cleanly and professionally.

Who We Work With

Whether you're an individual owner, a strata council, or a property manager, we have experience with your situation.

Individual Condo Owners

You want a charger in your assigned parking stall. We help you navigate the strata approval process and install a sub-metered unit that only bills your suite.

The Strata EV Charger Process

1

Initial consultation

You tell us your building, your parking stall location, and your strata's current position on EV charging. We assess what's involved.

2

Technical proposal for strata

We prepare an electrical drawing, sub-metering plan, and written scope that your strata council can review. We can attend the meeting or provide a written Q&A.

3

Strata approval

Once approved, we confirm the scope and timeline with you. This usually takes a council meeting cycle — often two to four weeks.

4

Permit and installation

We pull the permit and complete the installation. Sub-metering equipment, conduit runs, and the charger itself. Clean work, minimal disruption to other residents.

5

Inspection and documentation

BC Safety Authority inspection. We provide the Certificate of Acceptance to you and a copy to the strata. You're charging within days of approval.

Common Questions

Can my strata legally refuse an EV charger request?

Not without reasonable grounds. BC's Strata Property Act requires strata corporations to consider EV charger requests and not unreasonably withhold approval. If your strata has refused without valid reason, we can help you put together a stronger proposal.

What does sub-metering mean and why does it matter?

A sub-meter measures only the electricity your charger uses. You pay for it directly rather than through strata fees. This means the strata's shared utility cost doesn't increase, which removes one of the main objections strata councils raise.

What if my building has limited electrical capacity?

This is common in older Surrey buildings. Smart load management systems solve this by sharing available electrical capacity across multiple chargers and reducing each charger's output when needed. You still charge every night — just at a managed rate.

Can multiple residents in my building each get a charger?

Yes. We design multi-unit strata EV charging systems regularly. A scalable approach with shared load management works better than individual installs done at different times by different contractors.
